What is a Buyer’s Agent?

In light of the current real estate market, many buyers have determined they are able to acquire real estate on their own.  Worse, they’ll directly negotiate with the Listing (Seller’s) Agent, and give up their right to personal agent representation.  Yes, many are true professional investors, and quite capable, however many are not ready for the pitfalls of a modern real estate transaction.

Real estate in today’s market involves so many variables. Add to the fact, transactions may now include short sales, bankruptcies, bank owned/REO (real estate owned), sellers who are frustrated, buyers who are equally frustrated, distressed property(s), non-disclosure defects, title issues, outstanding utility payments, etc. Buyers can easily become the (un)lucky recipients of real property with many unplanned liabilities.

David Hodgson and Justin Usey with Houseventures.com are your Realtor® advocates, and are Accredited Buyer Representatives (ABR). We’ve acquired the ABR designation, and have a proven track record of superior buyer representation skills and services, through comprehensive education and real world experience.

We’ve heard some buyers are paying additional fees to their agent representatives.  We do not endorse, nor charge any additional fees, and we earn our commission from the transaction.

As proven Buyer Agent’s we understand your perspective, as the home buyer.  When you’re ready to ‘open the door’ to your new home, we’re committed to helping you achieve your real estate goals.

Wealthier borrowers tend to ‘Walk Away’

Borrowers with ‘Super Prime’ credit scores only account for approximately 5% of mortgage delinquencies.  Unfortunately, about 28% of the mortgage defaults were strategic.

It’s a small number, but it’s a number that’s causing the credit industry to evaluate new ways of evaluating risky portfolios.  Even the creditworthy.

My opinion is; wealthier borrowers tend to look at property as investments.  If they walk-away from the property, it is written off as a “bad investment choice”.

Conversely, borrowers with small amounts of negative equity are also likely to hunker down and pay the debt.

If faced with a shortfall to sell your property, would you walk away from the obligation?
